Zoning Requests on the Agenda for April and May HWS Meeting

The Harrison West Society will hear the following four zoning requests at our March and April meetings. These zoning requests are significant and could greatly impact our neighborhood. Society members will be able to vote on whether or not Harrison West supports or rejects the requests. The Columbus Board of Zoning Adjustment relies heavily on a neighborhood’s recommendations when it makes final decisions on requests, so I encourage you to attend these meetings and participate in the discussion. Meetings are held at 7 p.m. on the third Wednesday of every month at the Harrison Park Condos Community Center. The March meeting will take place on the 16th; the April meeting is scheduled for the 20th.
Italian Restaurant: 448 W. Third Ave. (northwest corner of Michigan Avenue and West Third Avenue). The applicant wants to open a restaurant. The building does not have off-street parking, so any change of use would require a variance. The applicant wants to lease parking spaces at 1281 Michigan Avenue (southwest corner of Michigan Avenue and West Fifth Avenue, rear building) for valet parking.
Office Space: 1281 Michigan Ave. (southwest corner of Michigan Avenue and West Fifth Avenue, rear building). The applicant wants to use the building, which is zoned for a delicatessen, as a two-tenant office. No parking variance is required. The applicant also wants to lease seven parking spaces to the proposed Italian Restaurant at 448 West Third Avenue.
Outdoor Dining: 384 West Third Ave. (northeast corner of West Third Avenue and Pennsylvania Avenue, Zeno’s). The applicant wants to utilize the sidewalk for outdoor cafe seating. Accessibility issues will need to be addressed. The city’s right-of-way coordinator must approve the application, which is subject to annual renewal.
Signage: 1145 Olentangy River Rd. (southwest corner of Olentangy River Road and West Third Avenue, JamesCare Comprehensive Breast Center). The applicant wants to add signage to their building in the Gowdy Field development.
